My Notes

Edit
Whether you dream of being a gentleman farmer, of tending your own horses or livestock, of raising a family in a safe and comfortable country setting, or just having out-your-back-door access to acres of pristine forests, you will want to consider this property. Living here will cause you to contemplate your relationship with the natural world in a different light.
The property is ideal as either a primary home or vacation residence. Situated on 23 acres within the Adirondack Park, the property features forests, rolling hills, farm land, wetlands and small mountains. The forests have groomed trails ideal for hiking, x-country skiing, snowmobiling, horseback riding and other activities. Horses and livestock are allowed. A 15-year professionally prepared land management plan, which includes provisions for timber harvesting, is available to the owner. The forest land, consisting of red oak, white oak, white pine, red pine and pitch pine is a source of wood for heating the home in the wood stove. Twenty minutes from Plattsburgh and Lake Champlain, 30 minutes from historic Lake Placid, and one hour from Montreal. Quiet, secluded and located on a paved road.
Built in 1897, the 1,981-square-foot home has been completely renovated, including floors, windows, kitchen, bathroom, deck, sliding glass door, electric service and finished garage (with electric doors). Both the exterior and interior have been freshly painted. The three-season front porch spans the width of the home, greatly expanding the available living space. The outbuilding, above-ground pool and the gazebo have 110 electric. Adjacent to the outbuilding is a 17?x20? concrete pad.

What I love about the home

Foreclosures will be a factor impacting home values in the next several years. In 12972, the number of foreclosures waiting to be sold is 21.8% higher than in Au Sable, and 23.6% lower than the national average. This higher local number may prevent 12972 home values from rising as quickly as other regions in Au Sable.
