My Notes

Edit
This home was built in 1923. It is a legal duplex and/or a single family home. As a single family home, it is 4 bedrooms/ 2 baths. There is a new back deck with locked outdoor storage underneath. There is a laundry room and storage room downstairs. The downstairs kitchenette room could be used as a little bar and/or media/game room. There is a parking space available in the alley, and there is always plenty of on-street parking.
As a duplex: The UPSTAIRS is a two bedroom/ 1 bath with a sunny, open kitchen, and an inviting living room with a fireplace. The upstairs has period crystal doorknobs, and period bathroom tiles, sink, and vanity. All original windows, fir floors, radiators, and even a push-button light fixture! There are also two sets of French doors: one in the kitchen, leading to the back deck, and another set in the living room, leading to the front deck/patio.
As a duplex: The DOWNSTAIRS is a complete, contemporary, mother-in-law apartment. It has its own separate, gated, entrance. There is new carpet and laminate flooring. The kitchenette includes a stove/oven, refrigerator, sink, and plenty of counter space. There are vinyl windows, except for an original leaded stained-glass window in the bathroom. The bathroom has a jetted bathtub, too. One can entice renters by including the alley parking space in the rental. This apartment can easily rent for $1000+.
This house is really convenient, and is a great home for a family or an individual interested in owning a home, but would like help paying the mortgage by utilizing the downstairs as an apartment.

Neighborhood Description
Mostly residential, very safe, and the convenient location cannot be beat. The neighbors are friendly and outgoing.

What I love about the home

I love the convenience of this home. Even as it is located in a residential neighborhood, this home still manages to be close to everything: There are freeway entrances around every block, as well as grocery stores, restaurants, UW, and Greenlake is just a 5 minute walk, as well. This home is zoned multi-family and/or commercial/business. The remodeled, high ceiling, livable basement adds approximately 800 square feet to the total square footage. Also, one can live upstairs without any interaction with those living in the basement apartment.

Market guide

Zillow predicts Maple Leaf home values will rise 5.6% next year, compared to a 5.4% rise for Seattle as a whole. Among Maple Leaf homes, this home is valued 11.7% less than the midpoint (median) home, and is valued 34.4% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Maple Leaf, the number of foreclosures waiting to be sold is 10.8% higher than in Seattle, and 13.6% lower than the national average. This higher local number may prevent Maple Leaf home values from rising as quickly as other regions in Seattle.
