Woodbridge Subdivision off of Washington rd (main entrance) by Circle K gas station. The Story Behind This Beautiful Home:This home has been listed since July of last year and since the listing was made available , the home has been completely remodeled on the inside and the outside.  We were already in the process of remodeling the lower level mother in law suite when the heavy rain came through in July leading to some water damage. While repairs were being done, we have also completely updated the entire home. This was our intentions from the beginning, however it has lead to the home not being available for sale when planned.  The upgrades to exterior: The home consist of three living levels, a two car garage and a half screened in / wrap around deck. The deck is brand new and was put on two years ago. It is complete with two ceiling fans and electrical outlets. Opening up to a wrap around porch across the back side of the home and leading down to the pond by T Style stairs. Irrigation and sod was laid spring of 2013 with St. Augustine Sod and a complete timer controlled irrigation/ sprinkler system in the front of the property.  Due to construction, we just recently seeded a small area of the back yard and the rest is natural growth down to the pond. This propery was once completley covered in trees and has been very well landscaped and reshaped to allow ground water to run away from the home as well as all old trees have been removed from the property.  All exterior doors and windows were replaced in 2012. Central A/C and Gas Heat system was replaced with a 5.5 ton in 2013 with a 3 story damper system for comfort control on all three levels , each having their own thermostat.The upgrades to interior: All interior doors have been replaced, brand new sub flooring and top flooring; kitchen completely torn down and rebuilt with brand new lay out, cabinetry, granite counter tops, and the kitchen counter is L shaped with space in front of a bay window for a dinette over looking the pond.  ( We have intentions of new appliances as well) ; all new paint on all three levels, all bathrooms have new cabinetry and granite counter tops.This home has a beautiful mantle accented by a high rise ceiling and fireplace. Smokeless Gas Logs were upgraded in 2012.  Master Suite and bath are upstairs on the top level with sliding glass door to a balcony overlooking the pond. A sliding door walk in closet as well a full sized wall through cedar closet. ( Attic entry in cedar closet is walkthrough).  The master bath has a laundry shoot that leads down to the laundry room on 2nd level with a door for easy entry and privacy.   The 2nd level has an open floor plan with the living room, dinette and kitchen combined. Also is a 2nd bedroom and either a 3rd bedroom or a formal dining room. The 2nd large bath is located on this level with a spa / jetted tub. Mother in law suite: CURRENTLY UNDER CONSTRUCTION ; The layout of this level consist of a livingroom, bedroom, walk in closet and full bath.  We are currently finishing this area of the home. No pictures available. There is a french door access to the back yard with a view of the pond as well. We are asking 329,900 OBO (seller covers closing cost if asking price is met) Woodbridge Properties LTD has a HOA and requires a yearly due estimated around 465. Seller will cover the remaining cost of the annual dues up to next due date of dues.  We will have a structural engineers report available as well as an inspection. ONLY SERIOUS BUYER INQUIRY.
