Home has 3 bedrooms, 2 baths and sits on nice acre level lot! Total living space almost 1500'! Not in bad shape at all just needs some cosmetic work completed. Recommended repairs for rental include exterior deck repairs and stain - $750, pressure wash - $250, exterior trim paint - $250, Landscape - $500, interior paint -$1500, new flooring-$2000, new kitchen appliances - $1500, estimated expense of $7k. You should figure on a new roof within the next couple of years. Tax value of $96,960 with 2011 taxes of $1202! The home last sold on 10/11/05 for $114,500. Recommend keeping this house as a rental with strong rent rates of $850 / mth or net ROI of 15% plus back-end equity when you sell.
