1940 Mensch-built brick home with fireplace, gleaming hardwood floors, granite countertops, and loads of charm--and just blocks away from Loyal Heights Elementary School. Realtor's commission negotiable for "Make me Move" offers.
Neighborhood Description
Ballard is a lively, growing community with a brand new library, lots of great shops and restaurants, a weekly farmer's market, and the oldest continuously-operated cinema in the US. There's also a fenced dog park just over the hill toward Golden Gardens beach, docks, marinas, and boat slips at Shilshole, the Ballard locks leading to the canal between the Puget Sound and Lake Union. Ballard is also just minutes away from Phinney Ridge and the putative center of the universe, Fremont, with its renouned annual summer solstice festival. 

What I love about the home

Plumbing in place for a second full bath to be added in 2015--and the sewer line has been replaced all the way to the main city sewer line. New 18' x 14' deck added 2013 over the sunken driveway, adding an amazing amount of usable space to the back yard--and a privacy fence makes it a great place to relax. Finished bonus room in basement. Bathroom framed out with toilet, tub, and sink ready to install. Wood-burning fireplace, hardwood floors, brand new (2012) Marvin double hung insulated fiberglass clad wood windows, up-graded 200-amp electrical service, new Lennox electric furnace/air handler, ready for installation of your heat pump outside (though honestly, the air handler alone knocked about 75% off the cost of heating with the oil furnace!) Location -- peace and quiet in the city. Great neighbors, and off-street parking in the basement garage, with access off the alley. At the end of the block, there's a butcher, Larsson's Danish bakery, a pizza shop, dry-cleaner, postal shipping center, a convenience store--with an amazing wine selection--a barber shop and a bible college. Bus line #18 runs from a stop at the corner to downtown. And there's a fire hydrant right in front of the house, just in case! The neighborhood. Very walkable area, with an independent convenience store, Danish bakery, butcher store (meat and fish), hair salon, coffee shop, and a couple of churches within a block or two. Bus lines just steps away.
