My Notes

Edit
This is a 2/3 bedroom, two full bath home. Totally new kitchen and bath remodel with all new cabinets and appliances. New HVAC and off street parking. This house is in Woodward Heights. Comps are $300K to $500K on off streets. Overlooking the growing Cox Street/Manchester Street entertainment district.

What I love about the home

This house is perfect for someone who loves downtown. Two spacious bedrooms upstairs with a full bath and an optional bedroom downstairs that I use as an office. The new open concept first floor joins the kitchen and family room with a full bath and utility room containing a new washer and dryer. The neighbors are friendly and other remodels are in the process. This neighborhood continues to push up in value. Walking distance to Rupp Arena, Victorian Square and Manchester Street and Jefferson Street bars and restaurants.

Market guide

Zillow predicts Central Downtown home values will increase 4.8% next year, compared to a 2.1% rise for Lexington as a whole. Among Central Downtown homes, this home is valued 33.4% less than the midpoint (median) home, and is valued 47.8% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Central Downtown, the number of foreclosures waiting to be sold is 75.4% less than in Lexington, and 96.2% less than the national average. This lower local number could help Central Downtown home values rise more quickly than other regions in Lexington.
