My Notes

Edit
As you enter this elegant home you are mesmerized by the sheer volume. 2380-2382 Howard Street was built in 1889, an age of elegance and grandeur. This was the summer home of the family who built what is now Anchor Steam Brewery. There are 12? ceilings throughout; many framed in multiple layers of custom moldings. The unique architecture includes an angled living room window framed in stained glass and 2 puck like brackets. The original living room fireplace has a 21st century insert to provide cozy warmth on cool or rainy San Francisco nights. The builders spared no expense and took pride in the details. Many windows are over 6 feet tall. Several adorned with stained glass. The entry hall door has a stain glass insert that frames the door window. Wide hallways and classic hardwood floors laid out with inlaid borders in each room. There are several original chandeliers. One is in the double parlour bedroom another is in the entry hall. Bedrooms and Baths The bedrooms are ample sized with custom closet systems. Both bathrooms have been meticulously remodeled. One bath has a claw foot tub with a glass shower enclosure and a separate water closet(aka: split-bath). The other has tub to ceiling tile work and a custom half-glass wall. The tile work perfectly matches the color scheme in the home. This is a wonderful mixture of old and new world San Francisco. Low HOA dues and one car parking This home has everything! Easy access to 101, 280, restaurants and several blocks from every major shuttle heading down the peninsula to companies like Google, eBay, Yahoo, Genentech, Paypal and others.  More Less

Zillow predicts Mission home values will increase 7.1% next year, compared to a 5% increase for San Francisco as a whole. Among Mission homes, this home is valued 40.1% more than the midpoint (median) home, and is valued 7.1% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Mission, the number of foreclosures waiting to be sold is 16.7% less than in San Francisco, and 85.7% lower than the national average. This lower local number could help Mission home values rise more quickly than other regions in San Francisco.
