The exterior of the house is recently extensively weatherized with extensive caulking & stucco repair where needed and the house exterior has been fully repainted (August 2013) as part of a Spanish Colonial theme. Newly installed STYRO TRIM accents to windows and doors. All windows have newly added custom built PHIFER charcoal colored 90 % Super Solar Screen UV window screens improving privacy and blocking 90% of solar heat and glare. The Large Master bedroom has a Master Bath complex with private commode area and a large walk-in bedroom closet 8' x 4' in size.
The finished attached 2 car Garage is 400+ sq. ft. has new, upgraded R-35 insulation in its attic (2/2013) & includes a newly added utility sink and 2 new 7' x 4 ' shop work benches . There are 2 newly added 48" shop lights and new insulation for the 16' wide automatic garage door. There is 15' and 20 ' of storage shelving along side walls (to the ceiling) Leaving ample room for two cars. Newly installed copper color security screen door (10/2012) exiting the garage into fenced (6' high ... around entire back yard) back yard area. Recently upgraded street facing cedar fencing now has entrance gates on both sides of house.
The open floor living dining area has a Heatilator Brand wood burning fireplace which provides a visually beautiful fire adding extra zone heating of the room/dining room.
The rear of the ample back yard has a large wood HEARTLAND exterior utility building (2 new single pane vinyl windows just added 6/2014) it is complete with built in shelves and small work bench with room for pool equipment and yard tools and tools for the Orbit automatic sprinkler system.
The Viking brand fiberglass 20' long x 8' wide x 5.5' deep (appoximately 7,500 gallon) in-ground kidney shaped pool with Pentair brand cartridge filter and motor. Fiberglass pools are long-lived and easier & cheaper maintenance than concrete or plaster pools. This pool is great for HOT Vacaville summers and for pool parties.
The residential roof (with "50 year" concrete tiles) gutters and downspouts drain directly into an underground NDS brand landscape drainage system the 2013 installed system clears water runoff quickly from the graded landscape into the underground residential lawn drain system legally which connects to the Vacaville public municipal storm and street drainage system. The lawn and the pool now has over 100' of extensive drainage with numerous newly added NDS brand catch basins & drains now surrounding and protecting the pool (2/2013); moreover an additional 50+ feet of added "French drains" and connective pipe connects the the rear lawn drainage and the pool drainage to the existing underground downspout system ending as part of the municipal system. The house actually has 3 legal bedrooms published in the public record (ie., 2013 Solano County Assessor's office). 12/2014 Installed quiet belt-driven Whole House Fan with additional wi-fi controls.
 

What I love about the home

House sits in a quiet, virtually private cul-de-sac within the highly desired Travis School District. As a retired, disabled veteran who uses the Commissary and Base Exchange at Travis AFB this area of Vacaville (which current census data shows as low crime) is barely a10 minute drive away while avoiding living in marked higher crime city of Fairfield. The house with its 9' ceilings does not feel like a 1 story. I love my large yard and especially my 20' x 9' kidney shaped Viking fiberglass pool for the triple digit days of summer here. I love that a fiberglass pool lasts longer and requires far less maintenance than concrete or gunnite pools do and costs me much less in maintenance. I love the Mediterranean feel of my backyard with all of the Pygmy palms and Italian cypress. Oh, time to go for a swim!
