Isn't it appropriate that the 21st-century country home be as "green" as the verdant landscape that surrounds it? Here in the Berkshires, we value ecologically intelligent living: one-third of Berkshire County land is in conservation, views are protected by Massachusetts's Scenic Mountain Act, and we are home to the state's largest forest park, largest recreational lake, and a wealth of organic farms delivering fresh produce and grass-fed meats to our farmers' markets and farm-to-table restaurants. This green-designed solar residence, set on 14 green acres of pasture and woods with a sweet water spring, is perfectly attuned to that sensibility. The seller transformed the property into an extraordinary live/work space, ideal for today's country lifestyle or small-scale farm. LEED and other energy standards informed the high-efficiency systems in the extraordinary four-bedroom contemporary home, large attached passive-solar east addition, and oversized two-story garage, with the inside-out renovation of the original 1940s cape and new structures, which were completed in 2013. The walls and roof of the home and its additions are insulated with Structural Insulated Panels (4.5-inch OSB-Urethane-OSB SIPs, estimated R-value of 30), as well as (in the south section) cellulose in the walls and roof (dense-pack walls with an estimated R-value of 42-50, and 18" overhead, estimated R-value of 70-75). These structures rest on ten-inch, reinforced concrete foundations coated with a fully waterproof elastomeric coating and insulated with 4-inchs of extruded waterproof insulation (XPS, estimated R-value of 20). The home and its additions feature Energy Star doors and windows by Pella, Marvin and Accurate Dorwin, a well-known Canadian manufacturer of custom-made passive solar windows. The buildings are clad in commercial grade underlayment, new cedar siding and standing-seam metal roofing. Electricity is supplied by the photovoltaic (PV) panels on the detached garage, PV grid-tie equipment, and two 200-amp service access points in convenient locations to serve the panels and subpanels. Open south facing places on façades and roofing, allow for expansion of these solar systems in the future. Heat and hot water are supplied by an integrated system that utilizes available photovoltaic and thermal solar energy. This is backed up by a Scandinavian high-efficiency Tarm Solo Innova 170k-BTU gasification boiler from BioHeat USA in New Hampshire and maintained by a local technician; radiant storage tanks transfer the excess thermal energy production to sand beds below thermally isolated concrete floors in the east addition. A deep drilled well provides an estimated ten gallons of water per minute, while a new Viega Manabloc home-run potable system assures water purity, limits heat transfer and pipe sweating, and provides for easy system changes. The property's two solar hot water systems employ six Mazdon manifolds with 30 evacuated tube heat-pipes totaling three square meters each: a total of 18 square meters of high-efficiency thermal production. The septic system passed the state's Title V certification in 2013. The living space is presently divided into two separate units, which could easily be converted into a single dwelling. Here, heating units are low-temp hydronic baseboard; and kitchen appliances are Energy Star. The rooms are naturally light and bright, warm in winter and cool in summer. Outside, garnet- studded Ashfield stone walls define spaces, two kitchen gardens provide fresh produce, a pasture offers views and possibilities, an orchard of fruit trees, grape vines, and blueberry bushes supply abundant fruit, an inviting pergola is overhung with kiwi vine, and all electric lines were buried to preserve the property's rural ambiance. This intelligent and private rural retreat is accessible to all that the Berkshire region has to offer.  More Less
