My Notes

This fully restored 1885 Victorian farmhouse has 11-foot ceilings and heart-pine floors throughout, period light and door fixtures, extensive beadboard, wainscoting and chair rails, crown molding and picture rails, and gorgeous mantels on its five formerly coal-burning fireplaces (the chimneys have been capped to eliminate energy loss; gas or wood-burning stoves could be installed by the new owners). Most of the windows are 6-over-6 wavy glass with wood frames, probably original. In true farmhouse fashion, the architectural details are restrained and tasteful. The front door has colored-glass insets, and there?s a simple stained-glass window in the second bathroom. The bathrooms both feature period cast-iron sinks; one has a large cradle tub, and the other has an adorable three-quarter-size (water-saving) clawfoot tub, and both tubs are fitted with showerheads.
The air-conditioning and heating unit is powerful enough to cool and heat a much larger house, and in perfect working order. A double-boiler water heater means you?re never at a loss for hot water.
The kitchen is the heart of this home. The hard-working stainless-steel gas range with exhaust system has performed brilliantly in the service of the professional recipe tester and cookbook author who currently lives there, as have all the other appliances. Just off the kitchen is a large pantry with shelves specifically designed to hold home-canned preserves, as well as the many specialty ingredients and pieces of kitchen equipment a recipe-tester requires (pots and pans of all sizes, pasta machines, ice cream makers, etc.). The pantry is cool enough in winter to serve as a larder and meat-curing locker. The pantry also houses a good-sized chest freezer?such a luxury to have frozen goods right at hand in the kitchen!
Outdoor living space is plentiful here, with a wrap-around porch on the east and south sides of the house perfect for porch swings and a hammock or two overlooking a sweet front yard surrounded by stone walls topped by iron fencing, with native-species plantings, a culinary herb garden, and a truly stunning ancient magnolia (which supports more swings, for kids and adults alike, and is excellent for climbing). An uncovered deck on the shady east side of the house just off a narrow sun porch would be a great spot for a hot tub, and it could easily be extended and covered or enclosed. An old stone floor and foundation in the side yard next to the garden plot is shaded by mulberry trees that produce buckets of sweet berries each summer. The foundation could be used as a patio, barbecue/bonfire venue, outdoor stage, or the setting for an adobe pizza oven. The multilevel backyard, much of which is lined by granite walls with granite fence posts, is fenced for dogs but could be used for a horse, sheep, or goats.
There are several interesting outbuildings on the property. Two dry sheds in very good condition, with stone foundations and metal roofs, could each be retrofitted as a greenhouse, art space, recording studio, or playhouse, or just used as they are for storage. There?s also a charming two-seater outhouse, as well as a small lean-to for garden tool or other outdoor storage.
The property has several mature pecan trees, at least one of which is highly productive. The current owners installed a large asparagus bed three years ago, and with very little upkeep you could be enjoying your own fresh asparagus for the next several decades. Recently planted red currant bushes will provide these delicious, hard-to-find berries for jams, jellies, and, especially, pies, for years to come. The garden plot could be maintained as a no-till vegetable and cutting garden, converted to raised beds, or just left to revert to lawn.
The house and land together offer an opportunity to homestead on an intimate, manageable scale, in a rural small-town setting close to Athens and other urban areas.
