1900 Rittenhouse- I used to live here 15 years ago. Stunning pre-war building. So very well managed....Was a joy to live at 1900. Best lobby in town (it isn’t even a contest)...intimate, refined, and tasteful. Few units are identical- some can take up a full floor. This is the Bentley of Center City condos. Units that face north (square view) so very rarely hit the market. Well, anything in the building is a rare find for that matter.

The Beaumont- A softer approach to full floor condo living in town, in my opinion. Gracious open kitchens, closet space and bedrooms. Parking for each unit as well. I appreciate that layout- bedrooms are a long hallway away from the living area- see to appreciate. Trash shoots in the utility room of each unit kinda’ cool- no more “weekly” dedicated trash day when you have a trash shoot in your utility closet :-) off the main hallway.

The Plaza- The only co-op on Rittenhouse Sq- great values. Popular units are the C and F styled units that have been known to sell fairly well. Financing may be a bit less abundant for the building, but values are strong for the location and overall generously sized units. No parking, but rental next door. Some of the seriously hottest pre-war penthouses in town are at 1901 Walnut St.

The Phoenix - From studios to huge penthouse units...the Phoenix was apartments, then converted to condos. The units are known for having spacious kitchens and oversize windows. Great access to trains from within the building. Gracious common areas and best roof deck in all of town.

Ritz Carlton - Friendliest staff in town. Units are well beyond the competition in terms of fit and finish and amenities. Building is spotless ( I am a condo Realtor) everytime I show the condos. Some great layouts and views. floor to ceiling windows are stunning as are the units.

Locust Point - One of the favorites for those wanting to be near Penn. Perfect for the locale- and a well managed building with great resale numbers for most units. As a condo Realtor for 25 years here in town, I can say that Locust Point sells fairly easily and many units have parking. Oversize windows and nice scale to the units. Many corner units are the super hot “2 bed” units in the building.

The Dorchester - Where demand almost always outweighs supply. Probably the best known condo building in town. Rental parking in basement, many units overlook the Square. As a condo Realtor in town for 25 years, I can say with certainty.....Buy ‘em if you can find ‘em. Strong values at The Dorchester.

Society Hill Towers- The best pool of all condo buildings in town. Nicely manicured setting, great views, light and lobbies are timeless 1960’s looking- and in mint condition. Well managed buildings.

Independence Place - Great location right on Washington Square with rental parking in basement. Well run, and some great views from many units. Many units with private terrace and friendly front door staff. Great floor plans and natural light. Hard to go wrong with a purchase here.

The Rittenhouse Hotel Condominiums - As a 25 year veteran condo Realtor in Center City, this is the building in which I would live if I weren’t so happy with my current place. Really an “A” building in terms of location, services, management and security. Modern, yet not over the top...I can’t believe you could go wrong here in terms of a purchase. Strong value retention.

Academy House - Central in location, well run and managed. A large (500+) condo building with rental parking on site. Many floorplans to choose from. Has proven to be a solid investment over the years- and not uncommon for demand to outweigh supply.

Hopkinson House- In terms of location, value and management - The “Hop House” has been at the top of the heap for many years. Demand usually outweighs supply and condos here usually don’t sit on the market too long. Pool on the roof and parking in the basement don’t hurt either.

108 Arch St. Condos- Strong modern finishes inside and out. All units (except one) with private parking. Nothing really like it in town in terms of scale, design and layouts of the condos. Many units with generously sized patios. Really a cool looking building whose design is perfectly just a hint askew. I am a condo realtor- almost everyone loves the look and design of 108 Arch St. condos.
