Don't assume the agent made a mistake. The agent was representing his client properly by presenting an offer to lease. Many sellers actually would rather accept an offer to lease than to go on month after month without any income. Keep in mind that it is possible to market and sell a tenant-occupied property. In fact some investors prefer that!
Herb is wise to recommend that the loan contingency remain until funded. That protects the buyer. In the California Residential Purchase Agreement on page one, paragraph 2, I, you will see a checkbox. As a buyer, you want that box checked that says "the loan contingency shall remain in effect until the designated loans are funded.
As you know, Zillow says that "ONLY customers LOOKING at homes within the ZIP codes you select will see your ad." That is not true because the truth is ONLY customers who HAVE LOOKED at homes in your selected zip codes will see your ad. The word "looking" is present participle. The truth is one look at a home within a selected zip code will cause the ad views to continue in other zip codes (unselected zip codes) subsequently. I have seen my EZ ads appearing in many zip codes far from the one zip code I selected. As realtors we subscribe to a code of ethics that requires us to present a "true picture" in our advertising. Too bad zillow does not subscribe to the same code of ethics.
Retake all the pictures. Turn on all the lights inside your house. For the backyard shots, have the sun at your back or side but not shining into your camera lens. Do not have your child in the picture. And of course, as others have pointed out, shoot the front exterior shot from an angle that puts the tree somewhere else -- perhaps in front of the garage. So when you retake the front shot, move yourself further to your left.

Yes Dottie, Your listing on Celtic is showing me as listing agent. Apparently zillow is working to correct this technical problem. I did not do this. I tried to correct it but to no avail. Now I see many other agents are experiencing this same problem.
In the meantime, I could use a specific post from Zillow explaining that there is a temporary technical problem causing the listing agent to appear as someone other than the listing agent. I have been falsely accused as you can see above by Patty Malone. Please tell me where you have a post that I could refer people to so they will know about this specific technical problem. A link or something I could cut and paste into an email would help me to answer these accusations of wrongdoing. Thank you.
