The interesting point is that in order to execute a short sale all parties that have a contolling interest on the property would have to sign off on and provide a great deal of paperwork INCLUDING the contract at the revised price prior to ANY approval by the bank. However it is well within the right of the homeowner to refuse to sign. There is no way around that whatsoever. I have been involved in many similar scenarios where bitter divorce can really throw a wrench into all aspects of a transaction. If this is truly the ONLY house that exists for you than you will be waiting around for a while.... IF the husband wasnt just making an emotionally charged decision that very well could change. It all depends on your square footage, amenities and how your units are currently fitted out. The last office condo to close on Route 37 was in the Commons and it sold for 185k. It was 920 Sq feet. There is one currently on the market for 199k. Meaning if the same home sold recently that property would be utilized to adjust the pricing based on simply location and square footage. The other variables such as location and condition of a property are not accurately represented. I don't have the exact number from the flood level certification but the water level is most likely about 6-7 feet below this home. The bay is right across the street from the home. However, the home is not in a flood pland and DOES NOT require flood insurance.
