maybe start advertising an incentive versus another price drop. As in a Realtor bonus or seller willing to contribute towards buyers closing cost. Or seller is willing to install new appliances. a few different tricks might get the job done.

If I see a property on Zillow I am interested in looking at, how do I get a realtor?

I would first start with looking in to the Realtor list on zillow and read their profile and testimonials. That will at least give you a head start on finding out if they are a good fit for your needs. Good luck!

I am a new inspector and I want to pick your brain about meeting with new realtors

I would suggest to stick to the basics. Start with the Real Estate offices near your home or office. Pick out a good 5 or 6 that you can consistently visit every week. Take plenty of cards and maybe a box of donuts to their office. Realtors tend to love the freebies. except me lol but also i have seen some new inspection companies pop up here in San Antonio and they start with an email blast to all the agents in the city. I assume they get the email list from our local board of realtors. Their catch was hey we are a new inspection company and wanting to earn your business so the first inspection will be $100.00 and after that it goes up to your normal rate? also make sure you are an inspector that takes photos. I can't stand to see an inspection report that doesn't have photos. Lastly the most important part is to start practicing on how to explain the issues you have identified for when the buyer is present. Everyone knows every home has issues but it is how its explained by the inspector that dictates the outcome. I hope this helps and good luck!! :)

First time home buyer with non established credit.

Other than talking to your local Loan Officer I would recommend that you start off by opening up a few small secured credit cards. I had horrible credit 8 years ago and no bank wanted to touch me with my credit scores very low. I then went and opened up a secured credit card with 100.00 down and paid my card on time very month while keeping the balance low. After about 7 months I received another credit card offer in the mail from a different bank. Within 2 years my credit jumped very high and every bank wanted a piece of the action. That is the best thing I can recommend to you. Have atleast 3 lines of revolving credit. Keep your balances low and your monthly debt to income ratios low. Good luck.

What are your favorite open house techniques

I like to start off the day before by creating so flyers and walking the neighborhood or area im about to do the open house on maybe 2 days before talking about the up coming open house that will be held other than that and online advertising about the open house thats pretty much it besides the balloons and signs a few hours before so i can try to get traffic's attention
