Hi River Lady,The house on Hamer sold for $500,000 on 6/19/2008. This listing on Zillow references the MLS # that goes to that closing. Clearly Zillow's records for this one need to be updated. This is not on the market.

These homes sold for close to the Zestimate when they originally sold from the builder. However, this was a short sale and obviously the bank approved the lower amount. Zillow is not the expert on pricing. They use a complex formula that they apply to every home and nothing can replace the human mind.
There was a trustee sale scheduled for Mid. December. It looks like the home was foreclosed on shortly after that. The tax records show that Pulte Homes Corp now owns it. If it sold recently after the trustee sale to another buyer, then the tax records might not be completely up to date yet.

The # of bedrooms advertised should match the actual bedrooms in the house. The most important thing, however, is to look at the overall square footage. A 4 bedroom 1,300 square foot home will sell for less than a 3 bedroom 1,600 square foot home. Make sense?-AZ
Homes38,Yes, an appraiser can use closed comps going back up to 6 months. That would mean they can use comps for November and December 2008. They try to stay within a .5 mile range of the home too.Great question.-AZ
