You might ask a local Realtor to assist you for a small fee. They can help you with the needed paperwork, inspections, title, etc. Commissions are always negotiable and having found your buyer I'm sure there would be someone willing to assist you for less then what a few attorney hours would be.
Definately contact the Realtor you have been working with; they will be able to assist you and work on your behalf. Although you haven't yet signed up to work with them you should, they will have your best interests at hand while negotating with the seller and their realtor on the home that interests you.
