I think $1,000 should be sufficient for that price range. Bank Owned properties are a different story. If you are serious about your interest in the property, show the bank you are serious...give them a substantial deposit. If you are the seller, it will come from the proceeds of sale before anything is dispersed to you. If you are the buyer, make sure you follow up that it has been removed from the title. I think that would be something you want to investigate 4.5 to 5 years from now. Something tells me values may be much different then. Glad to help when the time comes!

I would be willing to do a Comparable Market Analysis for you just to make sure everyone is on the same page. Please also understand that just because if appraises for $298,000 does not necessarily mean you will get that on the open market. There are a lot of homes for sale that are listed 20 to 30% under "market value"....your home has to be competitive if you want it to sell. Click on my profile and get started!

I agree with everyone. I would focus on the outside first. Extending downspouts, building up soil and grading away from the house. After that, I would hire a waterproofing company to show you what is happening and give you an estimate to repair.
