I think $1,000 should be sufficient for that price range. Bank Owned properties are a different story. If you are serious about your interest in the property, show the bank you are serious...give them a substantial deposit. I represented a client that gave $10,000 EMD...we were up against another offer and won it because of the EMD.  I have a podcast series on my website for buyers, check it out sometime. If you are the seller, it will come from the proceeds of sale before anything is dispersed to you. If you are the buyer, make sure you follow up that it has been removed from the title. Swoody, you can contact me through my profile if you would like. I have a couple questions for you concerning the appraisal. I would be willing to do a Comparable Market Analysis for you just to make sure everyone is on the same page. Please also understand that just because if appraises for $298,000 does not necessarily mean you will get that on the open market. There are a lot of homes for sale that are listed 20 to 30% under "market value"....your home has to be competitive if you want it to sell. Click on my profile and get started!

That is interesting. Trust but verify. I just left the profile of an "Auctioneer" that claims to be the only real estate residential company offering homes for sale by auction.....what? Huge claim.

How Can I stop water from leaking in the basement? I have two sump pumps already.

I agree with everyone. I would focus on the outside first. Extending downspouts, building up soil and grading away from the house. After that, I would hire a waterproofing company to show you what is happening and give you an estimate to repair.
