At first, to my dismay there was not an available option in my desired location, but Sean did a bit of research and found a owner willing to sell after a previous listing failed. The agent Sean Conley helped us buying our house. We were mainly interested in having a decent size house in a very good location (close to downtown but quite) with lots of light and character. We thought this was impossible given our budget.
One day the agent sent us an email saying that there were several options but, in particular, one seemed very promising. When we saw the promising one, we knew that that was the one! Let me add that until then I have kept my eyes on the market and occasionally went to see a few listings. I was never really convinced and most importantly, the agent never tried to push for it.
About the house that we bought:
1) It turned out, that the price went through a major reduction and two offers had been just placed. Our agent managed to come out with a successful offer scheme without exceeding our budget.
2) After the offer got accepted, the various inspections highlighted all sorts of problems (be prepared if you want to buy an old house). In many occasions, I was ready to give up, but the agent's patience and knowledge helped us tremendously during the process. I can safely say that without the agent's help we would have never make it.
On a separate note, I hear all the time that some inexperienced agents are willing to provide all sorts of financial incentives if you decided to work with them: that might be true with a brand new house. But if you want to buy a nice older house, with character, privacy and in a good location you need to have a pro behind your shoulders: good deals are not everywhere.
