If you use the same agent for both transactions (selling and buying a new home) you may be able to save yourself some of the commission costs. Some agents are willing to take your listing at a reduced commission as long as you purchase your next house with them.I think it is ultimately better to list with a Realtor, however, I am definitely biased since I am one. =)Staging does help. If it is within your budget, go for it. If the initial fee isn’t too high, it might be good to at least try it out and get some feedback. Vacant rooms appear smaller…staging can give the home some charm and make it more marketable.As Cathy said, interview a few agents and get a free CMA.Good luck! Let us know which way you go!

Hah. I don't have to turn on the red light just yet...People can say the market is slow, but I'm not feeling it...And I don't plan to... Bank owned homes and short sales (in LV) are getting multiple offers over list. What incentive do they have to lower prices any further? Honestly, if we're not at the bottom, we'll be there soon...A lot sooner than people think. I'm optimistic, not crazy. I know we're not going to start climbing again and that we're going to be flat for a while, but I just don't see prices falling too much farther. This article does have some silly bits, but it's always nice to see some good and optimistic views. And if I wasn't seeing it first hand, I'd be on the other side too...

Hrmm... There are currently 4,400 open escorws -- which is higher than 2004, which at its peak was near 3,200. There was a 12% increase in sales from Jan to Feb...Again, not seen since 2004. Why are people buying? Las Vegas is on sale. The banks are setting the market -- and at this point -- why do they need to lower prices? 10, 30, 70 offers -- over list.... Yah. they have a reason to lower prices... Why not wait? ... There's a lot of speculation about the economy, but the fact is interest rates are low, prices are good and sales are up... Why miss out on an opportunity? The home you love or an excellent investment? The only way we're really going to know we've hit bottom is when we're going back up... when the best deals have passed... - "...the market will have bottomed out, even though no one saw it coming because the rest of the economic news sounded so bad."
I've heard some have been offering up to 10k to leave without damage. One home I've been in had a lot worse than paint on the carpets and missing applainces... They took the cabinets, carpet, applainces, lights, faucets, bathtub, a/c units and even the front door! This particular home also had conrete in the drains... I've seen them with axes still in the walls, smashed up tile.. you get the idea... However, we're seeing a lot less of them. Unfortunately for me, I have a buyer that only wants trashed out houses.
