The first thing to do is make sure that many buyers have access to your home.  I have found that craigslist is an excellent source for buyers.  Put as many pictures on the internet as you can.  Finally, be able to show the house whenever someone wants to see it.  Of course, the best way is to list it with a Realtor.  This way you have every Realtor in your area looking to sell your house for you.  When you do it by yourself, you have drasticlly limited your number of potential buyers.  I hope that these tips help.Mark Hess
