I know that this is a little late but if you are still considering there are some good trends that work in your favor.  We are near an 10 year low in inventory (for this time of year) and the buyer activity has been strong.  I have seen/participated in many sales this year that are very close to and sometimes a hair above the levels that were seen during the housing peak.  Part of me is very optimistic that the local market is being driven by low unemployment in the area and simple supply and demand.  I think the spring market will be very interesting.  If a lot of people that have been sitting on the fence on the selling side put their homes on the market there could be an enormous amount of sales activity in Medina.  There may be enough buyer demand to eat up a lot of inventory as I am seeing a lot of buyers who are frustrated that they can't find what they are looking for.  This has resulted in a lot of homes selling before the sign even gets into the ground.  There is a lot to consider, interest rates, hiring trends and even the stock market can cause some fluctuations because they create emotions in buyers and sellers.  Emotions lead to actions.

I see two things here that I want to point out.  First is that in neighborhoods where you can buy at 10-25k it may be dangerous to complete repairs and or upgrades that would put you in a 65k mortgage.  You may wind up in better shape finding something that may only need paint and carpet, etc in a price point closer to what you ultimately want to be in.  Remember that the harder hit neighborhoods may not get you the resale value down the road.  You don't want to buy cheap in the wrong neighborhood and put too much money into fixup only to have a great house with a 65k loan in a 50k neighborhood.  The second thing is that for what you are talking about doing the 203k is probably the way to go unless you have a family member that has deep pockets to loan you the money with a private money mortgage.

why would a home (such as 1647 Victoria Ave. Lakewood, OH 44107) not show up for sale on your site?

The home you are referring to is pending.  It is not currently for sale. Sometimes the agent's do not post their listings on Zillow also.

The home is advertised as move in ready but always have a home inspection completed.  Taxes are current at this time according to the county.

My prop taxes were reassessed in 2009 and went down. However, my mortgage bill hasn't changed?

Answer
You will wind up with an overage in your escrow account.  There are two ways to handle this.  If you wait, your mortgage company's escrow department will notice and send you a refund check and adjust your payment or you can call your mortgage company and speak to someone in the escrow department and explain this to them and the same will happen.
