My lender backed out on Friday and Today I close!! Help!

Answer
Your loan officer sounds like a jerk. Sounds like you are dealing with a foreclosure. Ask for an extension, the listing agent might recommend that the per diem be waived. I've done it before with luck.Had you already paid the appraisal? Did that come back fine?

How can I get an estimated value of my home

Answer
Are you trying to sell your home? Best thing you should do is contact a couple agents to help you with that. If you want a rough estimate, you can probably get that from zillow or even pay an appraiser.I'd call a local agent though.

how to get a loan to buy a 3 bedroom with score of 560.

Answer
Most lenders will NOT lend to you, but you could try smaller independent home builders. Sometimes they finance their own properties and have more flexibility. Here in Houston, I get emails from builders who will finance a person with a 530 score.

It will depend on your local property taxes and home prices. Around Texas, that would probably get you a $100k-$120k home.

what is a "make me move house" on zillow mean?

Answer
Make me move is a price the current owner has put on the house to make him move. It's usually higher than market price, but not all the time.

what taxes would i be required to pay upon selling my house?

Answer
It depends on what you mean by taxes. Property taxes will be prorated. If it's your personal home, then you probably won't have to pay capital gains tax if it's within the threshold.

once an appraiser has a list of comps how do they determine price on your property?

Answer
They look up several comparable properties and then make positive or negative adjustments to reach an appraisal amount for your home. It's much more detailed than that, but that's the rundown.
