    Sold a Single Family home in 2014 for approximately $425K in Modesto, CA.
    After going through a horrible, 100-day escrow on my 2 acre property that didn’t work out due to the buyer’s inability to obtain financing, I hired Andra Sill, who was recommended to me because of her “ranchette speciality” credentials. After signing a six-month agreement, Andra asked me to have the property cleaned up before she took pictures because there were leaves everywhere. Before allowing me to do so, Andra came by and took pictures for the MLS. The pictures weren’t very good, and I was disappointed because I thought she was going to wait. She had signs put up in multiple locations, and she also used the various free online websites (Trulia, Zillow, Redfin, etc.). However, that was all the marketing she did. When I asked for flyers she refused saying potential buyers would find something they didn’t like and not call for an appointment. When I asked for an open house, she also refused saying open houses don’t work, but if I really wanted one, she would have a buyer’s agent in her office schedule one. When I asked how open houses were marketed, she said they’d put an announcement on their website and on the MLS, but no newspaper advertising would be done. I was starting to sense a theme - any marketing that cost money or effort that required weekend work wasn’t something Andra wanted to do.

    After 40 days and only one showing (excluding the open house I insisted upon), Andra asked me to lower the price by $20K to $30K! I agreed to lower by $15K, but only if she created flyers. She told me her office was short-staffed, and she didn’t know when she could create the flyers, so she suggested I make my own flyers. I was taken aback, after all, creating flyers is the realtor’s job; however, I knew I couldn’t wait so I created flyers for my property. It took Andra two full weeks to locate a flyer box. I was appalled.

    After the price reduction, and again at my insistence, we had a second open house on a Sunday and it went very well. I was told two families were very interested, and one would be making an offer. Days went by without an offer. I kept emailing Andra’s office and her assistant, Kathy, told me she’d follow up and let me know if an offer was coming, but I never heard anything back from them (Andra never returns her own emails). By the end of that week, exasperated at the lack of marketing and communication, I decided it was time to terminate my listing agreement with Ms. Sill. My house had been vacant for four months at this point, and the expense of carrying two properties was causing me an extreme financial hardship. After my request, I heard nothing from Andra or her assistant until mid-day Monday, when I learned we had an offer from the open house.

    After escrow, the buyer contacted me and shared some things I wasn’t aware of. When they first found the property, their agent had called Andra’s office for over a week and nobody answered or returned their calls. When they finally reached someone, they were told about the open house and asked to attend that rather than having a private appointment. When they showed up for the open house, the buyer asked the agent why they didn’t answer their phones. They were told they must have been calling the wrong number. I was stunned at this news. First of all, why did they need to contact my agent in the first place when there was a lock box and the property was vacant? It turns out Andra hadn’t included the electric gate code in the private realtor notes on the MLS. I have no idea why not. Who knows how many potential buyers didn’t see the property because they were unable to reach my realtor. In addition, several people told me the pictures Andra had on the MLS were terrible. I was told my kitchen appeared to need a complete overhaul when in reality it did not. The buyers decided to look at the property after they came across pictures taken by my first agent.

    Although my home sold, I do not credit Andra. Her ranchette credentials did nothing to facilitate a sale. She happened to be the agent when a very motivated buyer came along. If they hadn’t been persistent, the sale wouldn’t have happened. Andra and her office were frustrating to deal with, and were not interested in going over and above the call of duty to get my home sold. I would never recommend her to anyone.

    Being a 70 year old retired man that had all his retirement money disappear due o a Ponzi scam you can not imagine how lost I was when I was forced into having to dispose of the two homes I owned. Were it not for Andra Sill and her staff I believe I would have given up on life. Because of them they helped me thru the process of a short sale of my properties. I did loose my homes but they gave me the will to continue on with the remainder of my life. They are extremely professional and kept me abreast of the process until the end which spanned a time period of over a year. They just did not give up on me which was what kept me going.     Andra Sills and her whole team, went above and beyond. Especially Kathy. I so glad we use them for the sale of our ranch. I would recommend her to anyone buying or selling your house, ranch, and or property.
