Lindley Park, Greensboro, NC Neighborhood Opposes Rezoning
The Greensboro News and Record reports that the Lindley Park neighbors submitted a petition to protest a recent rezoning that green lights a development at the corner of Spring Garden and South Elam Avenue.  The protest petition was submitted Thursday afternoon to the city clerk. The Greensboro Zoning Commission approved a rezoning request that would allow commercial space and up to 40 apartments.  Now that the protest petition has been submitted, it will be validated and then sent to the City Council.  They would have to approve the rezoning by 7-2 for development to begin. According to the Lindley Park Homeowners Association (LPHA) website, this 40-unit development would have 108 bedrooms, 3,600 square feet of restaurant space, and 7,200 square feet of office/retail space.  It would also include 101 parking spaces.  The LPHA feels this development is ?too dense and out of character for this part of our neighborhood.?  Their webste is encouraging Lindley Park homeowners to attend the City Council meeting on Tuesday, May 5th at 5:30 to voice their opposition to this development.

Greensboro, NC and Guilford County, NC Public Schools
Guilford County Schools (GCS) is the third largest school district in North Carolina with 71,000 students at 120 schools.  GCS serves students in Greensboro, High Point, Jamestown, Summerfield and throughout Guilford County.  In addition to our excellent traditional schools, GCS has been very innovative in implementing new programs and schools.Traditional, neighborhood schools offer programs for advanced learners and those students with special needs.  Many local elementary schools offer licensed after-school care (called ACES) until 6:00 p.m. for only $40/week.Our school enrollment has grown steadily over the years and our voters have consistently voted in favor of school bonds so we can build new facilities.  Just last year, we added several new schools. In addition to our traditional schools, we have many schools that offer specialized programs.  For example, we have four high schools that offer the internationally-acclaimed International Baccalaureate Diploma program.  Other schools offer specialized programs for advanced learners, foreign language immersion and year-around classes.  Other schools focus on technology, science and the performing and visual arts.  Guilford County is one of the few places in the country where you can get a free Montessori education for your student.  Some of our high schools have formed partnerships with local colleges to offer high school students the opportunity to earn college credit while in high school.  U.S. News and World Report just ranked our high school, The Early College at Guilford, seventeenth in the nation for 2009.

Will this make my agent mad?

Commissions can be negotiable.  Whether your agent decides to negotiate is up to them and maybe influenced by his company's policy.

Do I need a new realtor? What could be going on here?

You need to request a meeting with the agent and convey everything you just said in the post. She may have reasonable explanations.  If not then move on.

is buying a house for half of the price it sold at 5 years ago a good buy in this market?

Reply
I would also factor in how long you plan on staying in the property.  Buying a home in a depreciating market would mean you may have to wait until homes begin appreciating to sell depending on yor position (equity) in the house.
