Some advice for buyers: before you start looking, talk to a lender to determine what loan product and budget suits your needs. Be sure to ask them to lock in your rate, and get a letter stating your loan amount and interest rate, and how long they will lock in your rate. Having this information before you start your home search does a couple of things. First, you avoid looking at and falling in love with a house outside your price range. The worst feeling in the world is finding THE house and then finding out you can't afford it! Second, when you do find THE house (in your price range!) you are prepared to make an offer without waiting on the qualification process. Believe it or not, even in this market, there are still multiple offers on a property at times. Third, work with a REALTOR(R). A buyer's representative will do just that, represent YOUR interest in the transaction. This is a service that you pay no extra for in most transactions.
