Is this a place I can go to get free realtor/broker/contract advice for Columbia, MO?

Answer
Your agreement is with the broker. The agent is assigned by the broker but you choose who your agent is. If your agent leaves the business you talk to the broker about releasing you from contract or assigning you another agent. Sometimes, the broker will list the property themselves. I hope this helps.

need help with down payment an closing cost

Answer
Talk to a lender. I know in some states there are programs to help with down payment assistance if you qualify and if funds are available. Check with your lender to see what could work for you. Good Luck to You :)

Foreclosed houses are payable in cash or you can pay with any other loan?

Answer
Please consult a lender with the possible options for a foreclosure sale. There are FHA 203K loans, Conventional, and Cash primarily used in these purchases with my clients. Good Luck to you!

How long is the inspection period in Missouri?

Answer
Inspection Period should be on your contract. I usually put 10 or 14 days on my contracts but average I would say is 10 days. I hope this helps :)

Can someone get a mortgage one year after short-sale with a co-signer with no short sale?

Answer
I have been told by local lenders in St Louis, you have to wait 3 years after a shortsale before you can qualify for a loan. I hope this helps, but I would ask several lenders in your area and start the rebuilding of your credit so you can buy your next home. Good luck!
