Here on Zillow you can refine your search to include REO properties. The only catch is that there is a lag time from when the house actually hits the market and when it is posted on an Internet Channel. The other problem is that the listings on these Internet Channels have likely already sold and won't be removed for some time which leads to a lot of wasted time.We have a great MLS service for Albuquerque, Rio Rancho, Los Lunas, and other villages in the surrounding area of New Mexico. A Realtor can create an email system that will notify you of new foreclosure listings and when there is a price reduction in real time. The best thing about this service is that it is free and accurate. A Realtor that specializes in foreclosures aka REO will also be able to guide you in negotiations, inspections, more negotiations possibly, and financing options.Greater Albuquerque Home Search

The Greater Albuquerque's current market conditions currently are not really geared for FSBO's. In the past 6 months 25% of all sales in the NW were bank foreclosures, or short sales. The National Association of Realtors reports that the majority of for sale by owners end up listing with a Realtor and on average sell their home for 16% more than selling FSBO; part of the reason is because most buyers are represented by an agent. Other reasons are because owners who sell by themselves lack the expertise to price a home to sell and fall short on marketing knowledge. With all of this being said, it is still not impossible. Hi Abqgal,This house has been under contract since 8/12/09. Short Sales can take a very long time and sometimes never resolve, however the government has passed a new law concerning short sales requiring quicker response time and incentives to second lienholder that just came in to effect this month. The topic of seeing a short sale while it is under contract is really a case of if the seller wants the house to be seen. does the mortage inculde the house and land pmt?

Hi Loretta 68,604 11th Avenue is currently under contract and is a short sale. I am not sure exactly what your question is. If you saw an advertisement for estimated payments there is no telling what the payments include. There are many factors that determine the full monthly payment. You have the mortgage premium, the interest, taxes, hazard insurance and in most cases there is a mortage insurance that you have to pay monthly.
