Zestimates aren't an accurate estimate of your homes value. It's good to review for an idea but not for your ultimate market value. An appraiser is the only one that can get you the best estimated value based on nothing other than the real estate market. Has anyone actually sold their home using zillow fsbo?

I say to each is own. Some can do it without any problems and some can't. The only thing I would recommend is that you get a home appraisal. Some may huff and puff and believe it's not needed but it is. Selling a home without knowing the value is like a doctor prescribing pills without reviewing your chart. 62% of homes in Atlanta, GA are overpriced (I'm not sure of your location). Does that mean they don't sell? Absolutely not, some homeowners get very lucky. However, for the buyer, that only means they're paying higher taxes on a home that isn't worth that much. At the end of the day, getting a pre-listing appraisal can help you determine your price. If you choose to go above, that is up to you, but at least you know your value.Good luck with everything,Michael

i need to get my house appraised?

MLS is great data, the only draw back would be that the person viewing the data has not been properly trained and does not know how to analyze rents, sales, cap rates and other data. This is like going to Wal-mart and buying a needle and thread to stitch yourself up as opposed to going to the Dr. when you need stitches. Both will NOT do the "same thing"!!This is called winging it. You're spending 10's or 100's of thousands of dollars on real estate but you're trying to get out of paying $400.00 for a real estate appraisal...... Manage your assets wisely and get an appraisal.If you need an appraisal, call an experienced REAL ESTATE APPRAISER who is familiar with the area and comps!!  [Content removed by Zillow Moderator. Good evening,Before I go into contract with anyone. I would recommend you get an appraisal. The most important thing is going to be how much the homes worth. the "Zestimate" you have placed on our home is too low- How do we correct it?

I tell my customers, if they are going to get a Zestimate, they need to follow up and get an appraisal. A zestimate isn't always accurate. An appraisal can get you the estimated value of your home according to the market. It will also help you sell your home quicker since it's listed within the proper price range. do you have to repaint to neutral color in order to sell your home

As a certified appraiser of 12+ years, you don't have to do anything to the walls. However, some homes have been overlooked because of the child's painted room. A neutral color also gives the room the appearance of more space. If you're interested in buying the home from this individual who proceeds to do it themselves, I would suggest you get an appraisal. Make sure that the seller isn't overpricing their home and you aren't offering too much.
