Who's responasable for the morgage mess?  Well first start with greed...From Wall St to Banks to Lo's.  Pointing the finger at brokers vs bank Lo's in this form does nothing for our profession.  Unfortunatley, there are unethical lenders on both sides of the fence.  If I was a 1st time buyer reading this blog, I'd be scared to death to sign for a loan.  Lenders cutting each other down, bad mouthing each other?  Try doing blogs that inform the buyer and invites him to do business with you.

A Home has to pass health & safty issues to to financed.  No matter what the sale prive vs. the as is price.  If there are issues to health & safty, they must be repaired prior to closing.REO's...bank owned property's are about 1/3 of all sales now.  If you're buying an REO as your primary residence, think FHA 203 (k) Streamline.  Repairs from $3000 to $35,000 that are not strucural can be financed.  You only need 3% of sale price as down payment.  Repairs cover, painting, carpeting, remodeling bath, kitchen, upgrade heat/air, appliances, decking and landscaping.  If you're buying REO for an investment property to rent...pay cash if there are many repairs dealing w/ health & safty.

Kenny79...as a broker I have 2 options for you, Colonial Savings or Guaranteed Rate.  I would suggest you find a Loan Office in your area to work with.  They will know the market and be there to advise you thru this refi.

Brunswick...Medina Co, 20/30 min. south of Cleveland, OH IO.  FHA, 203 (k), State Bond programs, 1x buyers. Market is slow but steady, many agents & LO's have bailed and found other employment.  Medina Co is holding steady compared to the Cleveland market.  Go Buckeye's...OH  IO

Licsense, referrals and proff of insurance.  Ask for a repair est. w/completion date. Never pay more then half of cost upfront, then final 1/2 when all repairs are done and you're satisfied. Best Wishes. Brian

To Valhakar... You are parking in someone else's 3 car garage.  Your dog does run across someone else's flagstone paved backyard.  The veggies are yours, BUT...the land and home is someone else's...Your landlord!  Who is running all the way to the bank. But not everyone is meant to be a home owner.

First off...yes, not everyone is meant to be a homeowner.  There are many reasons, wich all the nay sayers will gladly tell you on this site.  But, if they want to equate buying a home to an investment(as they do!)?  When do you buy stock...on the way up or on the way down?  There are many good buys out there now.  Buy smart, know your market, what loan programs are available, how much home you can afford and understand if it is a starter home, move up home or empty nester home.Happy HOME Hunting...Buy Now.
