Val:I can make any changes I want to the yard as long as it meets HOA standards, just like the mortgage owner. You need the landlords ok to make changes, paint or remodel the home. You are bound by the lease. You have no ownership in the property. Sorry.
You stated it's 3 weeks to closing. When was your contract signed? The lender should by now have given the buyer a commitment letter. This would show if your buyer has any outstanding conditions. Your agent can call buyers LO and get an update for you. Once all conditions to close from the commitment letter are cleared, that lender will need 3 days to prepare closing docs for the title co or attny. Yes your agent should have shown you the pre-approval along with their offer. If you dont get the answer's you want from your Realtor, call the Real Estate Broker or LO directly. Good luck
