Bought a Single Family home in 2014 for approximately $250K in Dunedin, FL.
Barbara Ann Grady was a tremendous help to my husband and me during our recent home purchase. She has a vast wealth of experience and knowledge and could explain the vast array of requirements into general terms that helped us better understand the process. She always made herself available day or night for questions and was extremely diligent on following up to make sure everything was ready for closing day. She is a joy to work with and I would highly recommend her to anyone who is in the market to either buy or sell a home.
I came across Barbara by chance while filling out a questionnaire about a potential home. From the moment she called me, and I heard the care and confidence in her voice, I knew she was meant to be my real estate agent, and I knew I was in the best hands. It was that gut feeling you get when something just feels right. My intuition didn’t disappoint. You really don’t need to read this review to find out – you could just call her, and in that one conversation, you will feel what I felt. I know this review is long, so if you don’t have time to read the whole thing, skip to the last paragraph for a summary. Barbara is wonderful – and it was hard to be concise with this review.
This was my first home buying experience. I have only heard how stressful it is so I wasn’t really looking forward to the process. But from moment one, I could tell Barbara cared about helping me, and would not stop working with me until we found something perfect, which of course we did.
What I realized while going through my home-buying experience is you need your agent to be available for you. That means, weeknight showings, weekend showings, and negotiations happening at any time. The real estate world is fast paced, and sometimes waiting a few hours can make or break a deal. Barbara was always available when I needed her: night time, day time, weekends. She would get back to me within a couple hours if she wasn’t available right when I called (which was very rare), and offer me her availability for the next day or two. Sometimes, she called me already ready to go and all I had to do was confirm her appointments. She also genuinely has an interest in her field. When you go see a house with her, her passion is obvious. So it’s never a burden for her to help – she actually loves it.
She also has the best knowledge about Pinellas County and surrounding areas and is constantly becoming familiar with new market updates, so literally, as soon as a house goes on the market, she is aware, and if it meets your criteria, you will immediately have an appointment to see it.
Another great thing about Barbara is her honesty and genuine care for you – did I already mention that? As much as her job is to sell you a home, she also considers it her job to find you the RIGHT home for you. Never negative, but she always points out the facts about a home during a showing. As a buyer, you have a list of priorities, but it’s almost impossible to think of everything while looking at a house. Barbara will call things to your attention that she knows are important to you, and she will always be on the lookout for things that could potentially become an issue during the inspection. For me this was especially helpful as I had an FHA loan, which requires the home to meet more stringent criteria.
In my situation, the sellers were selling “by owner” which could have presented a problem as they had not sold by owner before, and therefore, may not have known what to do right away at each step (meaning delays or missed opportunities). This could have deterred but Barbara from the sale, as it created more work for her, but instead she embraced it. She took over both sides of the transaction and was a godsend to us both. Throughout the time between submitting our offer and closing (which was in less than 30 days), Barbara was on top of every last detail, ensuring everything happened quickly and smoothly. She sends e-mail updates to all pertinent parties throughout that time, so everyone knows exactly what is happening and what they will need to do next.
I could go on and on, but simply put, Barbara loves her job and devotes herself to it. You will always feel like she is a friend who genuinely wants you to find the perfect home. Her knowledge will save you time/money, and when you finally live in your dream home, you will have a great story to share about the experience of finding it. Barbara is a person that will cross all the “t”s and dot all the “I”s, so details will not be missed. Everyone that worked our closing had rave reviews for her, which says a lot, as these parties deal with many real estate agents. But hearing these reviews did not surprise me one bit after my experience with her. She is THE BEST.

If there is a wrinkle, nook, cranny, secret or myth regarding any and all facets of the real estate process in Florida that Barbara is not acutely aware of I would be shocked. She can quote chapter and verse of every rule, regulation and recommendation from the top of a home buying experience to the bottom. She uses this knowledge to arm and protect her clients - and to follow up even after the sale is complete and commissions are collected. We looked at somewhere around 50 houses with Barbara. She was exceedingly patient with us and worked diligently on our behalf when we found homes we wanted to pursue. Hardly a day went by without a phone call, email or text from her telling us about new listings to see or interesting and valuable information about homes we had already seen. She was amazing in her quick responses and extended availability off hours and on weekends. I felt guilty sometimes reaching out to her on Sunday afternoons, but she was always cheerfully ready to dive in and help out with whatever issue I had.
Barbara was also very good about helping us evaluate remodeling and refurbishing opportunities, options and pitfalls as we looked through houses. Her advice was very much appreciated. Her insight was consistently dead on the mark.
Even after closing, Barbara was on our side, helping us to find contractors and chasing down details about our home warranty. She is a good agent, and a good person overall. I trusted her completely during our home buying experience and would readily do so again.
Sold a Townhouse home in 2014 for approximately $150K in Palm Harbor, FL.
My wife and I have closed on numerous homes over the years and Barbara Grady delivered truly outstanding services to us. We have no doubt that both our recent buy and sell transactions in Florida would not have been as successful, or in fact, may not have happened at all, if Barbara had not been representing us. She was hard working, competent, honest and friendly to us at all times. She offered advise, recommendations and service at all times and in so many areas that we used to kid her about being much more that a real-estate agent. Barbara Grady brings the experience and business smarts to be of great assistance to buyers and sellers, and that was particularly the case for us since we are conducting some of our business 1,300 miles from Florida! Barbara was great and you can trust her to get the job done.

If you are thinking of selling of buying a home in Pinellas County, your best realtor is Barb Grady. We contacted her to sell our home in Clearwater and buy another home in Palm Harbor. She has the most knowledge of any other realtor we have ever come in contact with.
Barb is a 24/7 realtor for sure. If we sell or buy again, we would never ever think of contacting anyone else. She is absolutely the best.
Her expertise is one of perfection. She is also very honest in telling you what is behind the scenes if anything is not right with the home you are selling or buying and how to fix the problem.
We were truly blessed to have her as our realtor.

Barbara is knowledgeable and enthusiastic. We are happy to be working with her. We very recently listed our home and feel positive about her dedication to getting good results.Too bad more agents are not more like Barbara. This young woman was absolutely tireless, never gave up, showcased the house every chance she got, and we sold in 45 days. In the meantime she found our ideal condo for us and we are happy to be in our new home. We will never forget how much she has done for us.
