Article on FICO scores shows alarming new trend
This morning I read an alarming article that says 25.5% of consumers (over 43 million Americans) have a credit score of 599 or lower.  This bothers me not only as a REALTOR, but as a realist.  What kills me the most is how the FICO system kicks you when you're down.  Many people have hit hard times over the last few years, and you have to wonder is it really right to get so many hits on your credit score?  Is it fair that when you go to apply for a credit card or new car, you lose 10-20 points off the back?  My personal opinion is that the FICO system is not the best in the world. On a positive note, the article goes on to say that people with 800 credit score or higher is on the rise, showing more then 17% of consumers in that category.  They say that is up from the notable average of 13%You can access the WTOPNEWS article HERE.  MSN gives advice on how to improve your credit score with 7 fixes HERE.

How many agents are using custom domains for their listings?

Response
I do custom domains for all my listings, eg. 123main.com  The website I buy them through is www.listingdomains.com.  I like it, because it keeps tracks not only of all the stats...but where those stats are coming from eg. Google, my personal website, zillow, trulia, etc.

Would people please call when they aren't going to show?

Answer
Deborah - I second your motion.....and concur with you 100%.  Common courtesy sometimes is far fetched in this business.

Is it OK/common to talk directly(phone) to an out-of-state seller?

Answer
If you're represented by a REALTOR, they should be speaking on your behalf.  You may be doing yourself disjustice later on, but may not realize it right now.

Can buyer withdraw from contract due to insufficient liquid assets

Answer
I agree with Ryan, probably not.  The big question would be does that person have a financing contingency or anything similar?

Is Rockville centre a good place to buy a property. And how much do I expect to pay per sq foot.

Answer
yokyok - Rockville Centre is a great place to buy, if you want to be in the middle of the mix.  Your price is going to be dictated by condo or townhome and proximity to the area.  What other areas are you considering?

Does the lowest interest rates in HISTORY affect your decision to buy now?

Response
Pasadenan - That's fantastic for Southern California, and I wish you the best of luck out there.  One renter who has been renting at 50% of her neighbors cost somewhere in the DC aera, does not make the entire DC area 50% of rent vs buy.  I have a family member that has been renting one place for 30 years, their rent is $1500 less then any other renter in their building.  It would be crazy of me to compare their situation to EVERY renter in DC wouldn't it?  As for your other 100 questions....when you're done fireballing 200 more, I will compile them into one simple answer.

Does the lowest interest rates in HISTORY affect your decision to buy now?

Response
Pasadenan - 50% difference between renting and buying?  Not 15%, not 30%, not 45%....but exactly 50%?  That's fantastic.  Where are you from?

sunnyview - You rely a lot on Zillow, take a step outside the box for a second.  You're looking at data that is compiled based on some results, not all results.  Trulia has a better view of what is occuring in Adams Morgan, you can look at the stats HERE.  You can see my June stats HERE. Further, you can see my 6 month comparasion from 2006, 2008, and 2010 HERE.Have a fantastic day.

Response
dacolan - Depends on what part of the US you are in.  This particular post is in Adams Morgan, Washington DC.  Your theory on renting versus buying, does not apply accross the board.
