Bought a Single Family home in 2013 for approximately $875K in Coto De Caza, CA.
Ben and Sarah Tate are by far the best realtors that we have come across. My husband and I had worked with many different realtors for month and months before we finally came across the Tate's. Ben and Sarah are so time efficient and do not stop working! Others were such slackers, did not return phone calls, and horrible negotiators.
We were very selective on the areas we wanted to live. Ben and Sarah had very little inventory to work with since we limited their search. They knew exactly what we wanted and did not waste our time looking at properties that did not fit us. The second a new house was up for sale the Tate's dropped everything to get us in so that we could beat the competition and put in an offer. They negotiated on our behalf to get us the price we wanted. It is difficult to find hardworking and honest realtors. If you want to be taken care of then you have no choice but to go with Ben and Sarah Tate. They did such an amazing job finding us our dream home! They also sold our condo in no time for well above asking! We could not be any happier! Thank you Ben and Sarah!

Sold a Single Family home in 2012 for approximately $950K in Laguna Niguel, CA.
I couldn't imagine a better fit for us. Having lived in Laguna Niguel for 25 years raising our 2 boys in the local community we know a lot of good real estate agents. Having just met Ben and Sarah Tate at a friends house and deciding to sell my home I was impressed with their energy and knowledge of the market.
After interviewing them and listening to their presentation I decided they were the ones. I listened to them on the market and where I fit in it. I wanted to be in a higher position than that so together we came up with a plan. I won't tell you the plan. You have to contact them but I can tell you no house in my tract in Marina Hills, Laguna Niguel, had sold for anything within $150,000 of my house.
Bottom line as a land developer and home builder for over 35 years I find it so refreshing, easy and profitable to work with the Tates.

We couldn't be more happy with the support we received from Sarah and Ben in selling our property in San Clemente. Selling a home in as difficult a market as we are experiencing is a very stressful endeavor, and we had the guidance and advice we needed from Sarah and Ben to make sure we were successful. This included help and advice along the way of all steps in the process - starting from identifying crucial home improvements prior to listing buyers are looking for, staging the house to emphasize the strong points of the property, marketing the property, arranging open houses, up to final negotiations. We were able to sell the property within the time frame we needed to complete the transaction - in a significantly timelier fashion than comparable listings in the area, some of which are still on market months after we were able to sell ours. I highly recommend Sarah and Ben's services to anybody looking for competent support in selling their property. Property manage a Condo home in Woodbury, Irvine, CA.
My wife and I do not live in the area where we have the rental property and depend on Ben and Sarah to manage the property. They have done a fantastic job where we never have to worry about our rental property, the appropriate maintenance needed for the property, the renters of the property, the right amount of rent for the property, even though most of our correspondence is either by email or by phone.
Recommendations from Ben or Sarah, related to home improvements, monthly rent and potential candidates for renting are objective and take into consideration the interest of all parties involved.
They are friendly, professional and a trustworthy property management company. We are glad and thankful that they are helping to manage our property in Southern California.

In early 2012 my husband and I decided it was finally time to short sell our condo. We were also expecting our first child and unexpectedly found ourselves facing possible layoffs at work. Fortunately, we were referred to Ben & Sarah who were professional and personable from our first meeting. They listed our condo, arranged the short sale negotiator, answered all of our questions and provided regular updates every step of the way. Ben and Sarah were sympathetic to our hectic life circumstances and stayed on top of the negotiators and expedited the process whenever possible making a stressful time in our lives a little more manageable. We closed escrow just in time...

Bought a home in 2012.
The seller was almost impossible to deal with. If not for Ben and Sarah we would have given up. They persevered in getting the seller to live up to commitments and worked directly with the title company to avoid questionable legalities proposed by the seller from becoming reality...we would not have purchased the property had the seller's shenanigans not been prevented. Responsiveness was superb and we were very impressed by the amount of hard work the Tate's invested to close this sale. A a truly lovely couple to work with.
