Bought a home in 2014.
Ben is fabulous! A pro in his field! He is very knowledgeable in many different areas; from neighborhoods, types of homes, as well as what buyers and sellers both need. I've already referred him to family and friends. He made the whole process very easy. He helped me not only find a home I wanted but helped me find a tenant for my condo all within a matter of a five months. He was very patient and definitely willing to hear what we wanted. His staff was also great! Melodie is a great assistant and is also very knowledgeable about the market. She worked very hard to make sure we were also comfortable and put our mind at ease many times.

Bought a home in 2013.
Ben was very easy to work with and very knowledgeable about real estate in general and the northern Illinois marketplace in particular. He was patient with us and never made us feel like an imposition, even though we were buying at the bottom end of the housing spectrum. I would happily use Ben again, though I suspect I'll be in the house he helped us find for many years.

It was a good experience working with Ben. I felt very comfortable talking with him and asking him questions. He was available to meet at times that were convenient for me and he and/or his assistant responded to me quickly and pleasantly.

Ben is a great realtor, i would recommend him to anyone. He sold my house to the first person he showed it to. He makes every effort to make the transaction as seamless as possible. He knows the market and sets reasonable expectations.

Sold a home in 2013.
Looking back on it, we would like to have seen a net sheet earlier on in the listing process. When our showings slowed down after a few months, my wife prepared a marketing brochure to point out the upgrades made to our home over the ten years we lived there, and we ended up getting an offer from the very next showing. It may have helped to have that done sooner in the process. Regarding "negotiating skills", we dropped our list price after things slowed down but not as far as was suggested...I think that may have been due to Ben thinking that he could move our house quicker that way. Fortunately we accepted an offer based on our slightly reduced price instead of the lower price that was suggested. When a couple of items came up during the home inspection, as far as I know there really wasn't any negotiating and we were advised to pay for everything the buyers wanted without discussing whether they were actually warranted. Again, we all wanted to close the deal and at that point we just did as advised, but overall it seemed like whenever there was an issue the answer was always for us to pay more money or drop our list price more. There seemed to be a stigma with the builder of the house we sold, and I think some of these observations and our overall experience may result from a negative perception by local realtors that these homes are simply worth less irrespective of how much they've been upgraded. This was our first time selling a home so we don't have a basis for comparison...just providing this information for whatever it's worth.

Generally speaking, Ben definitely was extremely knowledgeable about the local market and was very good to work with. If I had the chance to do it over again, I would still want Ben as my agent and we probably would have done a few things differently based on this experience. Melodie is absolutely wonderful and when Ben left for a brief vacation, our transaction did not skip a beat with Melodie in charge, so we definitely appreciated that.

Ben and his assistant Melodie were very helpful in selling my house. All calls or correspondence were answered within minutes of my inquiry. Ben is well informed on all market situations, and what is needed to sell a house. I highly recommend Ben and the Century 21 personel.

Bought a home in 2013.
Ben grew up in the area and is very knowledgeable about Marengo. He was able to provide a detailed history of the city as well as future plans for expansion. Ben also negotiated a terrific price on the home we are buying and has been very patient with us and our lender and the grueling loan approval process. I would definitely recommend him to anyone looking to buy a home. He has been a dedicated advocate to my husband and I during this entire process.

We connected, but it did not work out. Looking in Ingleside, Volo, IL 60041
I had emailed Ben Broughton in regards to a listing, I had two simple questions. He simply responded with forwarding the listing to the house instead of giving me a detailed answer to both questions/request. I sent a follow up email again asking for assistance as I had an interest in the property and never heard back. Twice now I've seen the same house drop in price because they couldn't find a buyer for that property. Not only would I not recomend him but I"d never inquire about a house that has his name on the listing.

Let me respond by first saying I apologize for not meeting this buyers expectations. As much as I would like to say I'm perfect, I am not. I did respond promptly to this buyers first email, but I completely missed his 2nd and that is my fault. The home in question has been under contract since April. As you can see from my other reviews I have a good track record. I'll continue to work hard to provide the best service possible.
