A Listing Agent should give you all the exposure there is out there on the Internet as well as represent your home with Professional LookingFlyers and advertising campaigns. You should have your listing placeson major sites like Zillow, Craiglist, Realtor.com. and You listing should have its very own website that syndicates out to many many websites.OPEN HOUSES IF the seller agrees to this. Promoting the listing amongst their Real Estate Peers.
You should expect your Listing Agent to be knowlegable of the current market and to be Respectful of you and your wishes. Its a team effort between the Seller(s) and the Listing Agent to get the home sold for the most the seller can expect for their home and it should be a smoothride for all involved. You may not want to hire the "Listing Agent" withtoo many listings so that your listing may be serviced with care and time. Make sure your listing agent gives you a personal website for your property and sydicates your listing too as many online sources as thereare out there . Make sure he/sure has a personal website that drives traffic to your listing. A good listing agent will update you regulary on what feedback you are getting from the potential buyers who view your home. Its important you get a broker/agent who can help you with your decisions moving forward and help to coordinate that transition with you so there are no hiccups so to speak in the process.Bonnie Johnson Broker[edited by Zillow moderator to remove contact information]

If there are errors in the home facts, you can correct them. They immediately update, but it may take another 6-8 weeks for the changes to show up in the Zestimate if they're going to.
A zestimate can only go by the #'s in the neighborhood. But as you said your property is overbuilt compared to the neighborhood so you have to look at the particulars and adjust accordingly.Where's you home? Sounds like a great place! and a good deal!Bonnie
