A designation simply proves they sat through the class, it does not speak to their character or honesty. I would interview several Realtors and see who you connect with. Realtors come in all shapes and sizes, its not a one size fits all business. Trust your gut and ask lots of questions to find out who they really are. Last week I got what appeared to be spam asking for my email address. I trashed it because I had been Phished before and did not relish the idea of that happening agin. Then today when i attempted to add my newest listing it won't let me in. It said I needed to enter my email address to reactivate the four year old account. I did this and it would not let me do it as it said I needed to enter a NEW email address. Well I don't have a new email. I use the old one. HELP!!
I need some help to remove a listing that did not sell. The problem is the Zillow edit feature only allows you to change it to: Sold/Pending/or For Sale. There is no option for withdrawn or Expired. Help! I need to remove a listing. Thanks in advance for your assistance!
The rental price has nothing to do with determining a purchase price. If your local market is really this weak, I would rent or look elsewhere. I wish you the best of luck!
Its going to depend on what you mean by remodel. Are you talking about fresh paint, carpet and light fixtures OR moving walls and adding bathrooms. These costs vary greatly. The biggest factor is what kind of finish out you choose. Are you talking about replacing builder grade carpet with similar carpet or laying down Travertine tile instead?? The Travertine will cost 3-5 times as much as builder grade carpet. You should contact a local Realtor and see what the comps are for updated homes versus homes in need of a face lift. That should help you determine if your getting a good value.
I have noticed the Droid phone is less satisfactory. It has VERY short battery life and many documents sent in email won't open due to being incompatable. So I have to wait until I get home to actually see the document. This is very frusterating since I "upgraded" to this phone for that very purpose!! Get the Blackberry!!!;)
I agree with Genevieve, 100% on this topic. Its NOT about making the biggest commission its about serving the customer. Just because the bank wants to give you $275K is NO reason to spend it all. I routinely tell buyers not to spend every penny they are approved for. Its always a good idea to have a cushion just in case. What if you want a new car, or want to vacation in Eurpoe, or all three of your children need braces or head off to college. If you max out your credit buying an enormous home, it may not be the most prudent way to invest your money.
I thnk it depends on the price of the home. For example your discounted offer of $100K less may not be as offensive to a $800-$2 million dollar buyer. Whereas when you offer $100K less to a seller of a $200K-$400K home, that would be considered insulting to some sellers. If your offer is within $25K of the asking price of a $300K home, you should get a reasonable counter offer. Every seller is different and has different motivation. It will also depend on the recent comps, is the home rock bottom priced already? or is it priced at a reasonable price for the condition and neighborhood?
If Zillow has that option I have not seen it. Speak with a local Realtor and have them set up a custom search for you using that as one of the criteria. In Austin we can search via things like: square footage, school districts, zip codes, specific subdivisions, price range, etc.Sincerely,Betina
Some builders offer incentives, some require you to use their lender. Investigate them all or work with a Buyers Agent to help you navigate the home buying process. Often when a builder is closing out a neighborhood they will offer steeper discounts or free upgrades. Be careful when buying in a new community, if you get laid off and need to sell your 1-3 year old home you will be competing with that same builder. That is not a position you want to be in.
