This is the issue that causes the most concern for many sellers. They don't want to underprice and give their home away nor do the want to overprice and create a stale listing? An experienced and competent agent will be able to put a sellers concerns to rest.
Please understand, I have been an agent for almost 26 years, have a degree in real estate and I have been a top producer for the past 12 years in a row. With all my knowledge and experience, it is still difficult to evaluate homes. It's not necessarily best for a homeowner to rely on only one source to determine the value of their home so you did the right thing by interviewing several agents. To answer your question about pre-qualification, my policy is to not take buyers out unless they have been pre approved. There are some exceptions to that rule however, one of them being I may personally know the buyer and know what they are capable of. I think you are not only right for asking for that but justified as well. Not only does it help not waste your time, but my time as well. I hope this helps. Good luck in your pursuits. Bill
