I've been a Realtor in South Orange County, in Southern California, since 1976 - over 37 years! I am well versed in today's distressed property situations, from consulting on possible loan modifications, to getting homes successfully either sold, or purchased, in short sale scenarios. ( Since the early 1990's, when they first appeared.)  I am certified with both CDPE and SFR designations.

I also have considerable experience in "normal" real estate transactions in every price range from small condos to multi-acre estates, and everything in between. I have sold bare land, custom estates, and multi-unit rental income properties.

      Bought a Single Family home in 2011 for approximately $800K in Foothill Ranch, CA.
      We wanted to move before our baby was born and Bob really came through for us. We went over numerous profiles for different agents and even considered a Redfin agent before choosing Bob. In the end it was Bob’s experience, knowledge, and genuine kindness that won us over. We had a delivery deadline of 6 months and we had a long list of things we had to have in our new home. Bob must have shown us 30 different houses and even took us back to revisit some at our request. Throughout the whole process he was pleasant and never appeared frustrated even though I’m sure we drove him crazy. He was always quick to return our calls or emails and somehow always found time to show us every house we wanted to see even on short notice. We never felt pressured or rushed when we were with him, which isn’t something I can say about any other agent.

      This was our 3rd house purchase and each time we moved other agents tried to sell us a house over our price range, but Bob never did that. He also has an amazing insight into what people like, because he never took us to a house we hated. I can’t tell you how many times other agents didn’t seem to have a clue what we really wanted even though we pretty much have a “type”. Bob really listened to us and knew what we were looking for and didn’t waste time showing us houses we wouldn’t like. I can’t recommend Bob enough, he’s a superb agent and you won’t find anyone who knows Orange County like he does.

      Bought a Single Family home in 2012 for approximately $600K in Trabuco Canyon, CA.
      My husband and I first encountered Bob phillip during our search for a permanent home. We are the kind of people who are very particular, clear on what we were looking for and do not like pushy realtors who are in a hurry to sell you ANY home regardless of whether it was truly what's best.
