Answer
You should filter all communication through your agent. I am usually on the listing side of transaction and I hate when the buyer we are under contract with contacts me directly. It is a waste of my time and  inappropriate. Talk to your own agent!

Is Zillow the wrong place to spend your time as an agent?

I am extremely pleased with the amount of business I have received via Zillow. The exposure is great!  Zillow is very controversial due to their zestimates and consumers love this website. You gotta know how to work any lead generation site in order to profit.

If buying from a new home builder do I really need a realtor?

Answer
The seller pays the commission. So why not have a Realtor represent your best interests? It's not as if sellers will deduct an additional 3% (typical commission to Buyer's agent) off the purchase price of the home if you do not use a Realtor.Having a Realtor is extremely important during negotiations with the builder. Keep in mind, this is what we as agents do full time for a living while the average person only buys a few houses during their lifetime. Use a professional.Best of Luck!

What am I getting for my 6%?

Sounds like you may have only interviewed one Realtor. Interview at least 2 more agents. Seems like you just need more information which you can obtain by asking the Realtors detailed questions. Most sellers do think our only job is finding a buyer. The real work begins after we find the buyer and the skills needed to get that buyer to the closing table. In general, the public needs more information on what the Realtor's job entails.

If zillow is going to survive they need to be more acurate on their home values

The general public seems to love Zillow. Some of the zestimates are nearly correct, depending on the area. I get the most leads from Zillow and a lot of traffic at Open Houses from Zillow. They will be in business a long time like it or not.

My friend is buying new construction & has a realtor. Does he still need a real estate attorney?

Answer
Your friend does not have to have an attorney, but it is recommended. A Realtor can not give any legal advice and sometimes issues come up post closing that only the attorney can handle.

Can the seller pay closing costs (i.e. realtor fees) with a credit card?

Answer
No. But maybe you can transfer money off of your credit card into your bank account and bring certified funds or cash to the closing table.

Settlement in MD - Does buyer lose conrol of money wired to settlement agent?

I wouldn't wire the money if I were you. Ask if they will simply allow you to bring a certfied check made out to the seller.
