Here's a quick way to decide if I'm someone worth talking to about your real estate search. Let's jump past the "salesy" stuff and get right into the important things you need to know about buying a home. Below are the first 5 questions I like to discuss with all of my new clients. Why not read through them BEFORE you take time out of your busy day to meet with me?

1) Do you know how much the place you're thinking of buying would have to appreciate over the next 10 years to allow you to break even vs renting? It may be a lot more than you think. If you're doing this as an investment do you know for sure you're analyzing the numbers properly and aren't leaving out any of the buying or selling transaction costs?

2) Do you know what a Buyer Agency agreement is and how to make sure you don't get stuck in a long-term relationship with a Realtor who takes 3 days to return every phone call?

3) Do you know how Realtors really make money, how much you're paying for a buyer's agent, and whether your agent's financial interests are aligned with your own?

4) Do you know how many homes the average buyer tours before buying and how long they normally have to look before they purchase a home?

5) Do you know that throughout most of DC at least half of all homes are selling in less than 30 days. Many of these sell within the first weekend above the list price and get multiple offers. Do you know what terms you should be thinking about now OTHER THAN PRICE hat could help you win out over other bidders without taking unnecessary risks if you get stuck in one of these dreaded bidding wars?

If these are things you think would be helpful to discuss then let's talk more so we can both decide if we'll be a good fit for working together.

AND FOR EVERYONE ELSE -- If you really like the salesy stuff here's a quick rundown on me --

Since I was a little kid I've been dreaming about houses. Back then my dream was a dining room with bright red vinyl covered benches and exposed brick walls that would look just like our local Pizza Hut...
Thankfully for my wife, my "ideal" home has evolved, but my passion is there more than ever so that's why I picked real estate as a career. Since growing up, I've helped over 150 couples with their own real estate dreams I've learned a lot about what can go right and what can go terribly wrong in a real estate transaction.
I hope that my passion for houses, a desire to truly educate my clients, and a focus on learning their real dreams will set me apart.

Local Knowledge - Expert Brent is very familiar with the pros and cons of real estate properties in the DC area. Whether you are a first time buyer or have been through stressful process yourself, Brent provides information to help buyers and sellers make informed decisions. Brent assisted me in selling my property where the chances of finding a buyer were pretty low. There was another property next to mine that had been on and off the market for two years. Brent made recommendations and provided guidance on ways to list and advertise my property so that it appealed to potential buyers. Within a month of listing the property, I had two buyers.

Process Expertise - Deftly and efficiently handles both buying and selling properties Brent helped with the selling of my property while I had begun my military deployment. My fiancée, who had little knowledge of the selling process, had to conduct the transaction on my behalf. At the same time, my fiancée was going through the process of buying her first home. While it was an extremely stressful time, Brent patiently guided and educated my fiancée on conducting both transactions.

Responsiveness - You NEVER experience the feeling of being kept on hold From the beginning, Brent responded immediately to my emails and phone calls. Even though there was a 7 hour time difference during my overseas deployment, I never had to wait for Brent's replies.

Negotiation skills - He looks out for your best interests and will get you the best deal Given that my property had little chance of selling, Brent assisted with getting offers from two prospective buyers. When he presented me with both offers, I could see that Brent had done his due diligence. He discussed the negotiation strategy and made sure I was comfortable with the next steps. Brent had successfully negotiated a better offer than originally submitted.

Recommendation - For a real estate experience that will exceed your expectations My experience with real estate agents prior to working with Brent was not the best. Brent stands apart from the general pool of real estate agents because he maintains high quality standards. He values client relationships and gives you his undivided attention. Sold a home in 2010 in Columbia Heights, Washington, DC 20009.

Brent Roberts is an outstanding real estate professional. Having used other "full-service" agents before, I have to say Brent's professionalism, attention to detail and client-focused delivery in his support of my condo purchase were second to none. Brent knew his market and was tireless in tracking down information that assisted me in making more informed decisions. I have worked with numerous realtors and Brent was the most knowledgeable, dependable and dedicated agent I have found.

I have recommended him to my family and friends and will definitely use his services again.
