I suggest that you start by making certain that there's no easy access for the golden rat to the underside of the deck.    Once that's accomplished begin a regimen of placing your traps and some other poisons under the deck and within the hot tub pipes.    Within hours or days you will note that the poisons have been eaten or at least disturbed.    Make sure you replace the poison containers when empty.   Rats reproduce faster than rabbits and they communicate with other rats at a very quick pace.   Your protected and warm location is already known to rats from counties far and wide.   They are on their way for a visit.    Just be sure to lay out a nice greeting of tasty poison.   The other nice thing about a poisoned mouse or rat is that they will usually leave their home  and die in private elsewhere so you won't be bothered by any odor. Be very careful attempting to bonk too many on the head...if they reel threatened they will attack and their bite is nasty and may require shots to keep you healthy.   Modern chemistry will help you to really enjoy your deck and hot tub without any uninvited four legged critters! Good luck!

Moisture behind Shower tiles...HELP!

THE POOPING BANDID has it correct.    Work with the buyers and agree to a number that makes both of you happy.    If you hire a professional you are surely going to discover that there is damage behind the tiles and it won't just be a tiling and grouting job but would include new water resistent drywall, cement board, tiles and the grout.    You would be talking about a lot of $$$$. If you have never grouted tiles don't try it now as you would only make a mess!   I repeat, the best approach is to work with your buyers and stay away from diy repairs.
