I am a Laguna Beach resident, family man, and real estate professional with 10 years of experience in the real estate industry. Over my career, I have successfully executed over $335 million in real estate transactions, including investment sales and the placement of mortgage financing.  

I love helping Orange County home buyers get their homes ready to sell for top dollar or find the home of their dreams. I am born and raised in Orange County, but have luckily had the chance to travel to many parts around the world. Virtues of education and higher learning have been lauded since ancient times and given the competitive nature of global business these beliefs have never been stronger. I received my Masters degree in Business Administration (MBA) from University of Southern California (USC) and my Bachelors of Science in Finance from Chapman University's George Argyros School of Business and Economics with cum laude honors. I hold professional affiliations with California Association of Realtors, Urban Land Institute, and the Mortgage Bankers Association. In addition, I possess the GRI designation as a Graduate of the Realtor Institute.

I like to believe I carry tremendous knowledge from both a financial perspective on real estate as well as tremendous negotiating skills on property transactions. I have had significant experience assisting clients with distressed situations and I offer free advice on how to handle real estate during these challenging times. My career has been defined by a consistent commitment to delivering excellent customer service and working hard to help homeowners achieve their goals. Buyer incentives:
If you purchase a home from me and in the first year you lose your job and need to sell your home, I will personally sell your home with no fees from the seller side! You will still have to offer a commission for the "Buyers Agent" and pay your part in escrow, title and other misc.fees. Some restrictions apply but I don't know anyone else that offers this service.

Seller's incentives:
If you already own a home and need to sell your home to buy another home, I have a great program for you. First you will get the buyers 1 year guarantee and you will also receive a rebate on your closing costs. In order to received both incentives you must sell your home with me and buy your new home with me as well.

Investors:
I specialize in helping investors find the right deal and successfully negotiate a deal they can close. I can show you short sale listings that you can actually close in 45 to 60 days and in the process save a lot of money. I also have contacts that represent bank listings and many times I get information on the listing before it comes out! I know what the asset managers are looking. I also have investor owned property connections that I get information on before coming out to the public. With great communication and setting up your file correctly I can help save you time and money.

Do you need to short sale your home:
My team and I have set up a streamlined short sale process, our staff with the help of outside professional negotiators will negotiate on your behalf with the bank to make sure that you are protected from the lenders coming back to you in the future we will try to get you total debt forgiveness! We are one of the only teams that can offer negotiators" FEE FREE" on both sides. I promise that we will do the best possible. We will stop the foreclosure process so that you have time to regroup. We will also promise to be as careful about your privacy so that protect your name and your dignity. We will sit down with you and help set up a budget for alternative housing and help find alternative housing free of charge. If the short sale is successful we will be able to help you restore your credit much quicker than a foreclosure. I guarantee you that we will do all this for "FREE". Before you call the attorney or the loan modification company that wants to take your last dollar call me for a private free consultation we will do our best to help you during this difficult time.

Bought a Condo home in 2013 for approximately $300K in Fountain Valley, CA.

When Brian Rich introduced himself, explaining his impressive credentials, I was not certain if he would return the calls of a first-time buyer interested in a modest condo. He provided, however, attentive and conscientious service, helping me find a home in just a few days. He was also a skilled negotiator who saved me significantly in price and closing costs. Bought a home in 2013.

Brian Rich assisted me in my recent purchase of condominium in Irvine. He was very knowledgable about the area, and made himself available to show me several properties. He was able to tailor his selection according to my needs, whether it be rental investment or self-use properties. His repsonsivensss is excellent; cell phone and texting are all valid open channels of communication if you prefer. He is quick to respond to emails and text messages. Bought a home in 2013.

In Jul/Aug 2013, Brian worked tirelessly to help us find the perfect property. During the search process he was extremely easy to communicate with and always punctual.
