Good question. Neighborhood statistics are always helpful with this type of question. Currently there are 5 homes listed in Crystal Park, AVG list price is $293920. So $259900 is definitely below the avg for current sale prices. AVG SOLD price for 9 homes sold in last 12 months is $268972. It's well below that, as well. AVG price per sqare feet on those 9 homes sold is $91 so, you're right, it does fall a bit above that at $107. I did not see a December sale on MLS records. The lowest priced sale was 5322 Roundtree in May of '07 at $245750. Was this the one you were citing? Let me know if I can answer more questions!
