Hank is a straight-shooter. He will not sugar-coat answers but we appreciated his candor. He was willing to take us out to all kinds of houses but wasn't afraid to give his opinion on homes that were "money pits" or just wouldn't work out for the long run. I appreciated his dry humor and quick responsiveness. If you are looking for a "warm and fuzzy" realtor who looks on the bright side of everything, Hank is probably not your guy. But if you are looking for an honest, tell-it-like-it is realtor, who helps take the emotion out of home buying to help you make a good decision, Hank is the one you want.

His appraisal "lense" and background was critical when we focused our search on several specific properties. I was so impressed with his skills we also used him for the sale of our current house. His knowledge of the real estate market, the area and his lengthy experience as an appraiser made it an easy decision to trust him with navigating us through the process. Hank make us feel at ease from start to finish and made handling everything remotely a breeze. He always responded quickly via phone, text or email in a timely manner. When we initially considered selling our house, we had a plan to interview three agents to help us sell. We had been underwater for a number of years and didn’t know if we would have to write a check at the closing table. With that said, we were looking for a realtor to shoot us straight and help us set some realistic expectations for our particular scenario. The top qualities we were looking for in an agent were honesty, good communication and a solid and realistic selling strategy. Hank was the third agent we interviewed and it was very apparent, he exceeded all of our criteria and then some. After I met Hank, I immediately knew I also wanted to use him on the buy side as well. He has a ton of experience with new properties and has some engineering experience to back that up. Hank is also an appraiser and has decades of experience in that area too. Since we were buying a new home, the engineering experience was very important to me and the appraisal experience helped us develop a good pricing strategy for selling and setting a fair buy price on the new house. Again, he really exceeded our expectations again in this area. I am a person that values results over talk so here are ours: 1) Our house sold in 18 hours for over asking price. We did this by setting a realistic selling strategy up front and had a solid marketing plan to back it up. Hank and Mary were very responsive to prospective buyers and it showed with our results. 2) Throughout the sell and buy process, I counted over 480 emails exchanged back and forth with Hank. I can never recall any question or correspondence with Hank that took over 12 hours for a return call or email. Likely, the response with either immediate or within the hour. The communication was simply amazing and I honestly can’t imagine it getting much better. If you are looking for an agent that provides constant communication, this is your guy. 3) We bought and closed on the new house in three weeks. While this doesn’t sound like a big deal since the process is usually around 4, it requires an agent that works their tail off to make sure every i is dotted and t is crossed. Moreover, he made sure we didn’t get screwed in the process. During our walk through, our builder commented, ‘is this your walkthrough or Hank’s?”. That is the type of realtor you want working for you. In all honesty, I considered using a discount broker/seller company (you can guess which one) to sell and buy at the beginning. I really laugh out loud when I think what would have happened if we went down that path. I also cringe when I think what might have happened if we did. Hank was the best choice we could have made. In summary, if you want an honest, hardworking, good communicating, knowledgeable agent, this is your guy. He’s a straight shooter and I mean that in a good way. If you want someone to tell you what you want to hear and ‘sugarcoat’ information, this is not your guy. I can’t imagine using another agent.

Hank Miller is a go getter. My home was sold in no time! Hank goes the extra mile to give superior service. He’s very knowledgeable about the Atlanta market. He quickly answers call, emails and texts. The service received was top notch. He treated my home as if it were a mansion.

Hank did an excellent job for us in buying our new home in Milton, GA. Having been in the real estate industry for over 35 years, I can honestly say that Hank is the best residential real estate professional I have ever worked with. I would recommend him to others without reservation.

He has excellent communication skills and market knowledge. Being new to the area, I came to rely heavily on his advice and guidance thoughout the purchase process. His post closing followup was superb.

Sold a Single Family home in 2014 for approximately $325K in Cumming, GA.

Hank helped us purchase our first home in Forsyth County in 2011, when the time came to sell it in 2014 Hank helped us get it sold after trying with another realtor who supposedly knew our neighborhood best. He's straightforward, knows the market incredibly well, follows up frequently and knows how to negotiate.

I've recommended Hank to our friends and will continue to do so.

Hank did a an excellent job working for us to buy a new home. He was very knowledgeable of the metro Atlanta area and would give you his straightforward opinion. He doesn't mess around and will fight for the buyer in the negotiations on price/stipulations, etc... I highly recommend Hank Miller.

Sold a home in 2014.

Hands down best agent we've used. Very deep knowledge of the market, of homes and of current trends. Always available, always handled issues without issue. His marketing was great, took charge and assisted the other agent with data for her clients. Met the appraiser - him being an appraiser avoided issues.

Hank's a true pro and makes the process smooth. Unconditionally recommend him, have already and will continue to.
