There is no set waiting period because Jumbo loans, by definition, are non-conforming. Each lender will have different requirements. Based on what you have stated, I could most likely assist you with a mortgage now.

Do you want the lowest closing costs or the lowest out of pocket closing costs? The actual closing costs are usually similar from lender to lender, what will be different is the rate you get and the cost to get that rate. Your fees can be bundled into the rate, so some may be showing a lower rate with higher fees and others doing the reverse. Different quotes with differing fee structures don't necessarily mean one is more expensive than the other. If you want a lender with zero closing costs, you can find one easily, your rate will just be slightly higher. I would be happy to show you quotes for all scenarios.

will cosigning on mortgage loan affect me?

"She cannot qualify on her own because she has no credit history whatsoever since she has never borrowed money ."---------- ...then you would not be "co-signing," you would be buying it and you would be the primary applicant. A co-signer cannot offset a lack of credit history. If approved, there is zero doubt that buying this house for your mother (which is what you will be doing in the eyes of the lender) will have an effect on your ability to qualify later.
