Roger, I hate to be the bearer of bad news but it wasnt your negotiating skills that did the trick here. I correspond offline with broker who is handling your transaction and know all about the "mouth hug" your wife your wife gave him for the 1bp reduction when she dropped off the income documents at his office. Enjoy the $1.35 in monthly payment savings and hope your wife ate a breath mint as I know the broker enjoys alot of garlic with his diet.
