depends on if your lender is greedy. for example, if he is charging more than 1 point and you have excellent credit and the rate is over 5.5% then you are getting screwed. a 30 year fixed rate paying 1 point should land you a 5% interest rate. Good Morning Worldhawk,The most popular loan program used by teachers would be the calpers program, but what Ive been hearing is that the banks that support this program have many price adjustments which make the interest rate and costs not competitive. If you are looking for a low down payment loan along with a great interest rate, I would recommend that you aply for an FHA loan. This loan only requires 3% down, and the interest rate for fha is around 5.25% for a 30 year term(as of today rates). Also you may use a gift from a relative as down payment if needed, and FHA does not require that you have at least 3 months reserves.
