For Sellers, we dissect the sale of a property into four integrated components:
First, the “Listing Phase,” during which we prepare a thorough disclosure package, coordinate property inspections, develop buyer profiles, and (if needed) stage and/or accessorize a home to achieve the broadest
market appeal. We counsel our clients on the prudence of not rushing to market until their property is “ready to show.”
Next, the “Marketing Phase,” during which we design and implement a marketing strategy and marketing collaterals that accentuate and help sell the home. No one spends as much time and money in this area as we do—creating award-winning marketing pieces that differentiate your home to maximize its final value.
During the “Negotiations Phase,” we focus on all aspects of negotiating the best overall contract terms for our clients. Of course, getting the most money for the home is our primary objective, but we also strive to help our clients to minimize the creation of post-closing liabilities.
Finally, the “Closing Phase” is when we ensure that the ball isn’t fumbled right at the goal line. We not only work
diligently to ensure that the transaction stays on track, but also prepare ourselves to immediately tackle those last minute surprises that frequently jeopardize a successful close of escrow.
When working with Buyers, our transaction process begins with: the “Education Phase,” namely educating ourselves as to our client’s needs and goals, and educating our clients regarding pricing and other market dynamics. We want our clients to make informed buying decisions, even if means that we often find ourselves dissuading our clients from buying a particular property.
As with Sellers, we diligently work thru a Negotiations Phase and Closing Phase in helping our client-buyers obtain their home on the best terms feasible with as little on-going risk as possible.
