How do I know if I qualify for a short sale?

Answer

Your best bet would be to get in touch with the bank that has the loan and talk it over with them. I do short sales and have 100% success in closing them. You seem to be in a hardship and that is ultimately what the bank wants to know before proceeding. Feel free to contact me.

Can an agent show a vacant, foreclosed, lockbox home w/o seller's agent permission?

Answer

It is always best to schedule a showing whether or not the property is vacant.  However, Realtors are to following protocol with MLS showing instructions, so it would depend on what the Listing Agent states are the showing instructions.  Further it could be under contract and not be updated in the MLS so its always good to call the individual listing agent to get the status and then follow showing instructions.  Good Luck.

There certainly should be more horror stories in renting as opposed to buying.  BUY!  Try a townhome which isn't subject to so much risk.  Glad to help.
