Everyone involved with your real estate transaction is professionally compensated for their contribution. It is not expected, nor customary to tip an agent or related service provider. If you believe that an individual has provided you with superioir service during your home buying journey - send that individual a hand written "thank you" note or card.
With so many surface options available - "granite" is not that important. Recycled glass resins, other natural stone, stainless, etc. These and others are acceptable alternatives. The surface should work well with the cabinets, flooring and service areas. Continuity, flow and work space are much more important. Choose durable surfaces that work well with the overall design. Don't install granite just for the sake of installing granite!
It sounds like you have skills, experience and marketing savvy that perhaps not ALL home sellers are blessed to possess! Many sellers WANT to pay a professional to take care of all the paperwork, calls, marketing, MLS updating, web site entry, etc. That's not you - I understand. But some sellers prefer to spend time at the park with their kids or visit family on the weekends. Many simply don't want to have to sit in their homes waiting for prospective buyers to walk into an "open house". Even your time has value.
If you are a licensed Real Estate agent in your state - the listing wil feed directly from the local MLS service after you enter the listing in that service. Are you a member of the local MLS in your area?
If you're buying your dream home and plan to raise young children within that home until they go to college. It's time to buy! There's no doubt that in 12 to 15 years - you'll be loooking back at a great investment.
AZrob, since my market has not seen anything like a 20 percent decline in market value over a 5 year period - let alone in a one year period , perhaps my perspective is a little different,. If I remember correctly, the real estate market is a LOCAL market - not a national market... as to my stupidity well, .. you've already made that judgement.
